Since 2019, we’ve delivered and tenanted more than 120 Specialist Disability Accommodation (SDA) homes across
southeast Queensland.
Through our work with care providers and families, and from our focus group research and meetings with industry professionals, we've learnt of the difficulty families face finding suitable
housing and care for loved ones living with dementia. The consistent feedback is a desire for their loved one to live in a small group home environment with specialist dementia care.
In response, we’re introducing a new generation of supported independent living homes - Memory Care Homes - that we believe will set a new benchmark for dementia care and accommodation in Queensland.

Our Dementia Care and Accommodation team are dedicated to sourcing specialist aged and dementia carers to provide a high level of care in our Memory Care Homes. They will also liaise with families and match residents based on their gender, personal preferences, cultural background and care level.
How we calculate income and yield
*Yield is gross and is based on a Specialist Dementia Accommodation house and land package of $2.24m and a gross income of $184K to $307K p.a. from 3 occupied bedrooms. Gross income per week is based on 3 rooms being occupied, is not guaranteed and will vary based on location, vacancy rates and other factors. A 94% occupancy rate or 48.8 week annual period has been used for income to allow for vacancy rates as per the current quoted occupancy rate of Residential Aged Care Facilities in Australia (Courier-Mail, 22 April 2026). Income is calculated from the accommodation component only with care separate. Further information on potential income can be provided in an investor presentation with one our SDA Specialists.
