In a first for Queensland, our purpose-designed homes offer families a sought-after alternative to larger aged care facilities. For investors, they offer a socially impactful investment proposition with strong yield fundamentals.

A critical supply gap.

  • Dementia is currently the leading cause of death in Australia.

  • 446,500 Australians currently live with dementia, 85,200 in Queensland alone.

  • Approximately 30% will require residential aged care. This represents 25,560 Queenslanders.

  • Queensland has 40,000–45,000 residential aged care beds, however only 4,500–6,750 are dementia specific.

  • Queensland needs 30,000 aged care places by 2036 yet only around 150 were delivered last year

  • Approx. 1.7 million Australians are currently involved in caring for someone living with dementia, in either a paid or unpaid capacity.

Why Memory Care Homes?

Research shows people with dementia benefit from living in familiar, homelike environments (Dementia Australia). The Australian Government's National Aged Care Design Principles and Guidelines recommend a small group housing model as best practice for people living with dementia.

Following our research and conversations with families, we were told of a strong desire for small group home care and accommodation as a preferred option to larger aged care facilities.

Our memory care homes are standalone residential homes in regular suburban areas. Designed to accommodate just 3 to 4 residents with a dedicated carer room, our Memory Care Homes offer:

familiar home

A familiar, homelike environment with specialist, dementia friendly design features
to minimise confusion

safe place

The opportunity for residents to live as safely and independently as possible and participate in daily tasks where able

carer

Personalised, tailored care 24/7 by trained dementia professionals

safe-home

Easy access to secure gardens and outdoor spaces

How we calculate income and yield

*Yield is gross and is based on a Specialist Dementia Accommodation house and land package of $2.385m and a gross income of $194K to $327K p.a. from 3 occupied bedrooms. Gross income per week is based on 3 rooms being occupied, is not guaranteed and will vary based on location, vacancy rates and other factors. A 94% occupancy rate or 48.8 week annual period has been used for income to allow for vacancy rates as per the current quoted occupancy rate of Residential Aged Care Facilities in Australia (Courier-Mail, 22 April 2026). Income is calculated from the accommodation component only with care separate. Further information on potential income can be provided in an investor presentation with one our SDA Specialists. The package price is a sample only. Images are indicative only.
